That variety is part of the appeal, but it also makes careful comparison essential.
Two homes with the same bedroom count can have very different values because of their street, lot, renovation quality, lake-related rights, layout and long-term maintenance. A local purchase strategy should compare the whole property rather than relying only on price per square foot.
1. Confirm lake access and related obligations
Do not assume every nearby address carries identical lake privileges. Have your real estate team verify the property’s applicable association information, fees and transfer requirements directly through the current documents and appropriate organization. Ask what access includes, whether rules affect guests or rentals, and what must be completed before possession.

In an established community, the exact block matters. Before paying a premium—or assuming a renovation is easy—consider load-bearing walls, mechanical placement, ceiling heights and likely permit requirements.
